The Completion of Commercial Bay

Set to commence in 2026, Precinct is leading the transformation of Auckland’s Downtown Carpark site, an ambitious, once-in-a-generation project that will redefine the western edge of Tāmaki Makaurau’s city centre.  
 
Seamlessly integrated into the Commercial Bay precinct, the development marks the final stage in the Commercial Bay story — creating Auckland’s newest mixed-use community and cementing the area as the true heart of commerce and trade. 

Building on the success of the Commercial Bay precinct, the development will enhance east–west connectivity across the city and strengthen the link between the city centre and the waterfront. 

Anchored by Precinct’s vision to inspire city life, the redevelopment reflects a commitment to urban vitality and enriching everyday experiences. Once complete, it is expected to increase the Commercial Bay workforce by 70% — from 10,000 to 17,000, a new hotel will see thousands of visitors each year, and with a new level of city centre living the mixed-use precinct will become an activated vibrant waterfront destination. 

Construction is expected to begin in 2026, subject to consenting and procurement milestones. 

Partnership with Ngāti Whātua Ōrākei 

A cornerstone of the development is Precinct’s partnership with Ngāti Whātua Ōrākei, mana whenua of the site. This collaboration brings cultural leadership, design integration, and social procurement strategies to the forefront — ensuring tikanga Māori values are woven throughout and that the project delivers meaningful outcomes for Aucklanders. 

A New Landmark for Auckland’s City Centre

The development will feature two landmark towers rising above a connected podium — all centred around a vibrant public space known as The Urban Room / Te Urunga Hau. 

Tower 1: Premium Office Tower

Tower 2: Mixed-Use Tower featuring residential homes
