That's why, rather than creating a standard speculative fit-out, Precinct partnered with workplace specialist Unispace to design a full-floor office informed by workplace research, market insights and years of project experience. Designed with market intelligence
"There's a common misconception that turnkey means generic," says Darcy Utting, Senior Designer at Unispace. "In reality, the most successful spaces are informed by workplace data, behavioural insights and years of project experience."
To shape the design of Level 7, Unispace analysed Auckland's CBD office market, looking at workplace trends, tenant demand and comparable buildings. Combined with insights from thousands of workplace projects globally, that research informed everything from the mix of meeting rooms and collaboration spaces through to amenities and the overall workplace experience.
"Rather than designing around a single tenant brief, we wanted to understand what high-performing workplaces have in common and apply those learnings to create a space that reflects what today's businesses are looking for," says Utting.
Rather than making assumptions, the team focused on creating a workplace informed by what modern businesses consistently value - quality, flexibility and spaces that support different ways of working.
Responding to changing ways of working
For Precinct, Level 7 reflects a broader shift in how businesses are approaching workplace decisions.
"We're seeing more organisations looking for speed, certainty and quality," says Anthony Randell, General Manager – Property at Precinct. "Businesses still want a workplace that reflects their brand and supports their people, but they don't necessarily want to spend months managing a fit-out. By investing in premium turnkey suites, we're making it easier for businesses to move into exceptional spaces and focus on what they do best."

"At Unispace our design framework focuses on People, Purpose, Place and Possibility," says Utting. "Even though the future occupier may not be known, it's still possible to create a workplace that feels considered, intuitive and highly functional from day one."
With a floor plate of approximately 1,100sqm, the workplace has been designed to accommodate around 80 workstations and includes a large boardroom, informal collaboration spaces, a dedicated focus room, three six to eight-person meeting rooms and a generous kitchen breakout area—providing flexibility for teams to work in different ways.
The space is designed to stand the test of time, with quality and tasteful finishes and a flexible layout that can evolve with the needs of the business.

This approach to turnkey development has already proven successful. A similar research-led strategy was used for Level 8 at Aon Centre, which was leased ahead of completion earlier this year, reinforcing the growing demand for premium, move-in-ready workplaces.
"For many businesses, the workplace shouldn't become another project to manage," says Randell. "The best turnkey spaces don't ask businesses to compromise. They combine thoughtful design, flexibility and quality with the convenience of being move-in ready."
